Introduction
These contractual terms apply between Schwedenliebe and the tenant (including accompanying persons) of the holiday home. By submitting your booking and confirming that you have read the Terms and Conditions, the contractual terms become legally binding. Schwedenliebe is not a tour operator. Schwedenliebe acts solely as an agent for privately owned holiday homes.
§ 1 Holiday Home Discription
1.1. All holiday homes offered have been personally inspected by Schwedenliebe. The descriptions are created as accurately and thoroughly as possible. Photos and video recordings are taken during the inspection and are available on the property pages. Wide-angle lenses are used to better show the rooms, which may make them appear larger than they actually are.
1.2. After Schwedenliebe’s inspection, furnishings and equipment may change. Owners are obligated to report significant changes to Schwedenliebe. Therefore, the written description takes precedence over photos and videos. Significant changes will be updated as quickly as possible, though an immediate update is not always feasible.
1.3. Distance information (to water, towns, attractions, etc.) is approximate. These are based on owner input and Google Maps. Minor deviations from actual distances are possible.
§ 2 Booking
2.1. Bookings can only be made using the booking form on the respective house page.
2.2. Bookings should be made at least 72 hours before arrival. Short-notice bookings within 72 hours of arrival cannot be guaranteed.
2.3. After receiving a booking, Schwedenliebe contacts the house owner, who must reconfirm the booking. This may take from a few minutes up to 48 hours. Schwedenliebe strives to confirm bookings quickly, but delays are possible if the owner is not immediately available.
2.4. Once a booking is confirmed by Schwedenliebe, a binding brokerage contract is created between the tenant and Schwedenliebe, and a rental contract between the tenant and the property owner.
2.5. The booking confirmation and arrival instructions will be sent via email as a PDF. It is the tenant’s responsibility to provide a correct email address.
§3 Seasonal Periods
High Season: 1. June – 31. August
Mid Season: 1. May – 31. May / 1. September – 30. September
Low Season: 1. January – 30. April / 1. October – 31. December
3.1. During high and mid season, bookings are weekly only (Saturday to Saturday), unless otherwise stated on the house page.
3.2. In low season, bookings are possible on any day of the week with a minimum stay of 3 days, unless otherwise specified.
§4 Prices & Payment
4.1. All rental prices are listed in euros.
4.2. Prices are per week unless otherwise stated.
4.3. Prices usually include rent, water, heating, and electricity. Some houses may charge separately for electricity; this is noted on the property page.
4.4. Payment can be made via bank transfer or credit card. Credit card payments are processed via Micropayment.
4.4.1. For bank transfer:
A deposit of up to 25% of the total rent must be paid within 10 days of receiving the booking confirmation. The remaining balance must be paid no later than 8 weeks before arrival. Exact amounts are stated in the booking confirmation.
4.4.2. For credit card:
The total rent is due within 10 days of receiving the booking confirmation. Partial payments are not possible. An electronic invoice will be sent to the email address provided during booking.
4.5. For short-notice bookings made 8 weeks or less before arrival, full payment is due immediately upon receipt of the booking confirmation.
4.6. Prices for additional services (e.g., bed linen, cleaning, boats) are provided by the house owner and are payable on-site or together with the rent. Please refer to your booking confirmation.
§5 Check-In, Check-Out and Stay
5.1. Check-In time is stated in the booking confirmation. Generally, check-in is from 4:00 p.m. to no later than 8:00 p.m. Different times must be arranged in advance with the property owner.
5.2. Check-Out must take place by 11:00 a.m. on the departure day.
5.3. Keys are usually handed over by the house owner upon arrival. Key return is typically agreed upon at that time. In some cases, a key location will be provided at least two weeks prior to arrival.
5.4. The maximum occupancy must not be exceeded. The number of guests must match the booking confirmation. Owners have the right to refuse or cancel occupancy if the number of people exceeds the confirmed number.
5.5. Pets must be declared at the time of booking. Each house listing states whether pets are allowed and how many. Only the number of pets listed in the booking confirmation may be brought. Exceeding this may result in refusal or cancellation by the owner.
5.6. Tenants agree to treat the house with care and follow all instructions from the property owner.
5.7. Any damages caused by the tenant must be reported to the house owner immediately.
5.8. Certain amenities (e.g., boats, furniture, pools) may not be available due to weather or season.
5.9. Additional services such as boats, saunas, etc., must be used responsibly. Any damage must be reported to the owner.
5.10. Amenities included in the rental (e.g., boats, bikes) are considered a personal service. No immediate replacement is guaranteed in case of damage.
5.11. If final cleaning is booked, the house must still be swept clean. If cleaning is not booked, a thorough cleaning must be done by the tenant.
5.12. Most homes are located in natural settings. The presence of animals like mice, flies, snakes, etc. cannot be fully prevented.
5.13. Tents or caravans are not allowed on the property.
5.14. Smoking is strictly prohibited in all holiday homes
§6 Complaints
6.1. It is recommended to inspect the house with the owner upon arrival.
6.2. Complaints must be reported immediately. Later complaints will not be considered.
6.3. Complaints should first be directed to the property owner, who must be given the chance to resolve the issue. Schwedenliebe can mediate if language barriers exist.
6.4. Schwedenliebe accepts no liability for breaches of contract by the owner.
6.5. Schwedenliebe is not liable for independent decisions made by tenants.
6.6. Owners cannot be held liable for unforeseen disturbances outside the property.
§7 Cancellation
7.1. Schwedenliebe strongly recommends travel cancellation insurance.
7.2. If cancelled up to 60 days before arrival, a fee of 25% of the total rental amount applies.
7.3. If cancelled from the 59th day before arrival, a fee of 55% applies.
7.4. If cancelled from the 30th day before arrival, a fee of 90% applies.
7.5. In cases of force majeure (e.g., war, natural disasters, epidemics, border closures) that were unforeseeable at booking and make fulfillment of the contract difficult or impossible, neither Schwedenliebe nor the owner can be held responsible. However, both may cancel the contract and retain payments already made to cover incurred costs.
§8 Changes to Bookings
8.1. Changes to bookings are possible with approval from the property owner.
8.2. A rebooking fee of €49 applies for changes made more than 30 days after booking confirmation.
